- Where is the management and leasing team located?
The Socha Companies Leasing Office is located within our Timbers townhome community, at 150 Kodiak Way in Manchester.
- What are your business hours?
We are open 8:30am – 4:30pm Monday through Friday.
- Can I still drop off rent or paperwork when the office is closed?
Yes, there is a secure drop box next to the front door labelled “Office”. This box is checked daily Monday through Friday.
- How do I apply to live at a Socha Companies property?
Our application can be started by clicking the “Apply Now” button at the top of our website (or follow this link!).
- What are your application requirements?
Everyone 18+ that would be residing in the unit must complete an application. Applicants will need to submit a government-issued form of identification and your two most recent paystubs. The application process includes a criminal background check as well as a soft credit pull, and there is a $35 fee per application.
- Do you accept housing vouchers through organizations like Manchester Housing or NH Housing?
Yes, we are more than happy to accept vouchers. The housing voucher must cover the full amount of rent without utilities.
- I live at a Socha Companies community and want to refer a friend to live here too. Do you offer any benefits for referrals?

- What is your parking policy?
Our townhome communities offer two assigned parking spaces per unit. There are available visitor parking spaces available throughout the communities. At select communities, a third parking spot may be issued for an additional monthly fee (subject to availability).
- Do your communities include laundry on site?
145 Cilley Road offers in-unit laundry provided and maintained by Socha Companies. All other Socha Companies properties include washer and dryer hookups. The appliances are not included and are the responsibility of the resident to provide.
- Are utilities included?
Socha Companies covers cold water, trash, sewer, landscaping, snow removal, and unit/property maintenance. Residents are responsible for heat, hot water, electricity, cable and internet. If you have questions regarding service providers, please call the Leasing Office at (603) 627-8993.
- Is renters insurance required?
Yes, we require proof of renters insurance within 30 days of move-in. The lease terms require renters insurance to be maintained throughout the entirety of residency. We suggest a liability coverage amount of $100,000 and personal loss coverage amount of $50,000 as a minimum.
- Are the communities pet friendly?
All of our properties are pet friendly! However, there are specific requirements for approval of each pet. Click on the paw print at the bottom of our website or click here to review our full Pet Policy.
- Why does Socha require a DNA test for my dog?
This test does not test the DNA of your dog pertaining to their breed. We use a company called Poo Prints to create a DNA profile for your dog which assists us in holding residents accountable who are not cleaning up their dog waste. Please call the Leasing Office at (603) 627-8993 with any further questions.
- How do I pay my deposit and rent?
Security deposit and first month’s rent payments must be provided in certified funds (money order or certified bank check). After move-in, payments can be made through the resident portal, via certified funds or personal check. We do not accept cash or credit/debit cards.
- Do you offer a grace period?
Per our lease agreement, the rent is due on the 1st of each month. Beginning on the 2nd of each month, late fees of $5/day will begin to accrue until the full amount of rent has been paid.
- What are the requirements for providing notice to move out?
We require 30 days’ notice to be provided prior to the beginning of the month you intend to vacate. Please contact the Leasing Office prior to 30 days to inquire about necessary paperwork and procedures.
